Updates
Lots of code updates completed!
Yes, I have been quiet again, been doing lots of updates, which of course means there may be a few issues.
Updates
Yes, I have been quiet again, been doing lots of updates, which of course means there may be a few issues.
House
Scottish House Price data has been added to the site. There is limited open data available, but what I have does provide a reasonable level of insight into the Scottish Market.
Crime
To provide a more detailed view of specific properties when searching I have added a new crime panel to provide insight into crime levels.
Inflation
The Bank of England has held the Bank Rate at 3.75%, with all nine MPC members voting to pause. However, rising inflation risks and geopolitical uncertainty suggest a potential increase to 4% at the next meeting in April 2026.
Renters
From 1st May 2026, the Renters’ Rights Act introduces the biggest overhaul of the UK private rental sector in decades. This guide explains exactly what changes on day one, including the end of Section 21 evictions, the move to rolling tenancies, rent controls, and new tenant protections.
Market
PropertyResearch now uses rolling 12-month data instead of calendar years across dashboards and prime London pages. This change provides more up-to-date insights and introduces a new headline market summary panel.
Insights
Explaining the new Market Insights feature that scans over 30 million HM Land Registry transactions to identify unusual property market signals across UK postcode sectors, including price spikes, demand collapses, liquidity shifts and emerging hotspots.
Land
The latest data for January 2026 from the Land Registry is now available on the site. A couple of corrections are required, and note that year-to-date figures are going to look off right now.
EPC
Energy performance data has been updated, still waiting for an update from Scotland, watching and waiting patiently!
Registered
Following on from the completion of Phase 1 of this site, I have started to work on Phase 2. The first part of that is now complete. Registered User Content. This is a thank you to everyone who has so far registered.
PostgreSQL, Server
I have finished all the changes I wanted to with regard to the switch from MySQL to PostgreSQL, as well as changing the server and location. This has made a significant difference to performance, which I hope all visitors will feel.
Mortgage, Affordability
I have decided to remove the Mortgage Affordability Calculator from the site for several reasons, but ultimately because of certainty.
