- Description: I have decided to remove the Mortgage Affordability Calculator from the site for several reasons, but ultimately because of certainty.

Today, I was trying to revamp the Mortgage Affordability Calculator on the site. Make it easier to use and accurate. But the reality is, I can’t.

Unlike the mortgage Calculator and Stamp Duty Calculator, which are truthful, there is no single truth with mortgage affordability. And that’s why I can’t stand by it.

## Key reasons

The mortgage market is heavily regulated, with strict rules governing affordability. However, beyond these rules, there is also regulatory guidance, which gives lenders discretion in how certain aspects are assessed, provided they meet the spirit of that guidance. As a result, lenders are able to develop their own affordability frameworks. Given the number of lenders in the market, this means there is no single definition of affordability, and no requirement for lenders to reach the same conclusions.

**Every lender:**

- Weighs income differently
- Bonuses, overtime and other income are treated differently
- Stress tests are different
- Cost-of-living models are different
- Opaque policy overrides
- and so on

That’s an issue for me. I get it, there are many affordability calculators out there, but unless it’s on a lender’s site, the reality is, maybe a lender would, maybe it wouldn’t lend based on the calculator’s outputs. But, for me, if I can’t stand by it, I can’t publish it, and that is where I am today.

These calculators remain

- Mortgage Calculator
- Stamp Duty Calculator

They are truthful, and a correct outcome can always be given.

I can see that the mortgage affordability calculator was getting used a lot, but that was also worrying me, giving visitors incorrect information, or worse, false hope.
