Buying a property is stressful enough without trying to decode the tax bill that comes with it. Whether you’re looking at a flat in Glasgow, a cottage in Cardiff or a townhouse in London, there’s always that extra cost called *stamp duty* (or its local equivalent) lurking in the background.

To make life easier, I’ve added a brand-new calculator to the site that works out:

- **SDLT** (Stamp Duty Land Tax) for England & Northern Ireland
- **LBTT** (Land and Buildings Transaction Tax) for Scotland
- **LTT** (Land Transaction Tax) for Wales

### **Why bother?**

Because the rules are a minefield. First-time buyers get relief (up to a point). Buy a second home? That’s extra. Not UK-resident? More extra. Different rates apply across the three systems. And, to keep us on our toes, governments love to tweak the bands every few years.

### **How it works**

The calculator is straightforward:

1. Enter the purchase price.
2. Choose your region.
3. Tick if it’s a second home, if you’re a first-time buyer, or (for SDLT) if you’re non-resident.
4. Hit *Calculate*.

In seconds you’ll see:

- A simple summary of the total tax due.
- A breakdown by band so you can see exactly how the tax is built up.
- Any surcharges shown separately (so you know what’s tax and what’s “extra tax”).

### **Why it matters**

Knowing your likely tax bill upfront means:

- **No nasty surprises** on completion day.
- **Clearer budgeting** — you’ll know how much you can actually afford.
- **Better planning** if you’re comparing properties across borders.

### **Final word**

This calculator is a guide, not financial advice. It uses the latest published bands and surcharges as of 2025, but if you’re about to commit serious money on a property, double-check with your solicitor or conveyancer.

Have a go at the [Stamp Duty Calculator](../stamp-duty) and see what you’d owe on your next dream home (or second home, or investment… we don’t judge).
